Accountable owner-side coordination
MRKHD's proposed role is to help a property owner structure objectives, prioritise decisions, coordinate a multidisciplinary project team and maintain a single reporting line. The owner and its authorised representatives retain specified commercial approvals; individual technical specialists remain accountable for their professional scope.
Specialist boundaries
- Architects and surveyors: measured surveys, architectural design and applicable technical certifications.
- Planning consultants: planning policy analysis, applications, appeals and specialist planning judgment.
- Engineers: structural, civil, building services, fire-safety and other discipline-specific design.
- Cost consultants and valuers: formal cost management, valuations and appraisals within their relevant qualifications.
- Solicitors and tax advisers: contract terms, ownership transfers, legal rights, corporate structures and taxation.
- Finance professionals: lending products, regulated recommendations where applicable, and independent finance advice.
MRKHD does not present its project management as a substitute for professional design sign-off, legal advice, regulated investment advice or certified valuation.
Engagement and procurement controls
Before a substantive assignment, parties should agree the scope, budget approval thresholds, reporting frequency, fee basis, conflicts procedure, service limitations, termination rights and how specialist advisers will be appointed. Payment incentives must be transparent, with no undeclared referral interests. Procurement should evidence the selection rationale and ensure appropriate qualifications, insurance and capacity where required.
Reporting and risk disclosure
Project reporting should distinguish evidence from assumptions, highlight forecast cost-to-complete rather than expenditure alone, identify owner decisions due and show the critical programme path. Material deviations should be escalated promptly. The detailed reporting model is described in our internal client-reporting design; a secure portal is not represented as currently operational.
Policy on testimonials, outcomes and credentials
We do not manufacture client testimonials, imply completed projects from speculative leads, claim a professional accreditation without verification or publish an unapproved client's details. Any named project should have owner permission and a supporting evidence register. Any published statistic requires a clearly defined metric and underlying records.
Privacy and appropriate disclosure
Prospective owners should initially share only information they are authorised to disclose. Commercially sensitive project files should be exchanged through agreed secure channels.
